THE VILLAGE
The Valle Tucán is located about 40 km from Asunción, on the outskirts of the small town Emboscada, on the hills of the Cordillera. The settlement covers an area of 24 hectares, bordered by large natural forests and a stream in the valley. The terrain slopes gently to the east, offering beautiful views of the sunrise from many of the properties. The residential complex is designed as a Barrio Cerrado, the legal basis for which is laid down in a "Reglamento de Copropriedad" (Community Co-op). Access is via a portal with a sliding gate that residents and guests can open exclusively. The grounds are fenced, and at night, Feliziano makes his rounds on behalf of the homeowners' association.
A total of 92 plots are for sale, with plot sizes varying from 600 m² to 3,400 m². In addition, 5 hectares are designated as communal green areas, while a further 2 hectares are carefully designed as leisure areas. These areas will serve as the heart of the community, where residents can meet, relax and engage in communal activities.
Our forest with stream
Adjacent to the settlement is a remnant of Paraguay's native vegetation, an Atlantic rainforest. Gnarled old giant trees, dense undergrowth with a cushion of leaves, wood, and plants. The previous owners preserved this gem, and we will also protect this piece of pristine nature. It will remain a refuge for birds, monkeys, armadillos, wild cats, deer, and many other animal and plant species.
A charming little stream flows here all year round and is a wonderful place to cool off. It is the ideal place to relax and enjoy the rippling water in the shade of the large trees. A circular path leads from our settlement to the stream and back again through the natural forest.
The inhabitants
Valle Tucan is primarily home to German-speaking emigrants who have left their homeland for various reasons. This community consists of retirees, digital nomads, families, and self-employed individuals who have found a quiet, affordable, and nature-loving life in Paraguay.
