In Valle Tucán, 92 plots of land ranging from 600 m² to 3,400 m² are available for purchase. The plots were surveyed and marked on the ground by a topographer. All plots are registered with the municipality and in Paraguay's national cadastre. Each buyer receives a notarized property title (Título de Propiedad) for the respective plot. The title is registered in Paraguay's official land registry, thus providing you with the maximum property protection possible in Paraguay.

The land price is currently 160,000 Gs. / m2. All plot sizes

The properties are accessible via all-weather roads, electricity, and water from their own deep wells. Internet access is available via fiber optic cable upon request; other providers offer internet via mobile (moderate quality) or Starlink (very good quality). Wastewater from the individual houses is treated in a constructed wetland on each property. These near-natural wastewater treatment plants were developed by the engineering company Janisch & Schulz; the systems have excellent effluent values, and the water can be safely used for irrigation.

Infrastructure

The security

The property is enclosed by a chain-link fence, with a three-meter-wide walkway running along the fence to monitor the fence. Residents and their guests have the option of operating a remote-controlled sliding gate at the entrance. This ensures that only authorized personnel can enter the area day and night. The side gate is open from 7:00 a.m. to 5:00 p.m. on weekdays, allowing workers, suppliers, and garbage collectors to enter Valle Tucán.

At night, our night watchman makes his rounds. He monitors the fence and the neighborhood. His job is to detect suspicious activity and alert residents if necessary.

drinking water

The groundwater in the region is of excellent quality, although it lies deep in the sandstone basement of the Cordillera. In Valle Tucán, the water supply is provided by a private well. The borehole was drilled 110 meters deep and lined with a gravel-lined filter pipe. The well pump pumps the water into an underground raised tank (see image), from which it is distributed to individual households. A pressure booster is installed to maintain a water pressure of approximately 2 bar throughout the district. Each residential unit has a water meter, and billing is based on water consumption.

Wastewater treatment

We want to maintain the good quality of our groundwater over the long term. Therefore, we place great importance on reliable wastewater treatment that exceeds local requirements.

Plant-based purification systems are used Engineering company Janisch & Schulz mbH which are installed on each individual property.

The systems consist of a multi-chamber settling tank and an 8 to 12 m² planted soil filter. Depending on the topography, the system is fed by gravity or via a small pump. The systems are integrated into the outdoor area and are not immediately recognizable as wastewater treatment plants. The soil filter is planted with attractive vegetation typical of the site. The surface is dry, the systems are accessible, and odorless.

The treated wastewater can be used for irrigation purposes or infiltrated into a drainage ditch planted with banana trees. No wastewater fees or other charges are incurred with decentralized wastewater treatment.

Electricity and Internet

The electricity supply up to the high-voltage transformers is provided by ANDE, the state-owned energy supplier. From the transformer, we deliberately route the cables underground to the individual properties. The meter is installed in a meter cabinet at the property boundary, as is common practice throughout Paraguay, so no one has to enter the private property to take the reading.

The state-owned telecommunications service provider COPACO laid a fiber optic cable in Valle Tucán in 2019. Every property owner has the option of having COPACO install the cable into their building. The necessary conduits are available. The owner must place the order with COPACO. Connection to Copaco's fiber optic network with speeds of up to 100 Mbps is possible. Various mobile providers such as TIGO, Personal, and Claro offer internet access via their 4G networks.
